What exactly is the percentage calculated on?

On the commission, net of tax, that I actually collect from the developer or the seller. Never on the property price. On a property at 1,500,000 AED with a 5 % commission, the calculation base is 75,000 AED, and your share at entry tier is 15,000 AED.

This is not a drafting detail. Expressed as a share of fees, your payment qualifies as an introduction premium. Expressed as a percentage of the property price, it would look like an estate agent's commission, which is a regulated activity in all three countries involved.

When am I paid, and on what condition?

Against an invoice, 30 days after I have actually been paid. Not on reservation, not on signature. When the developer pays me in instalments, you are paid pro rata and on the same schedule.

A 20 % holdback is kept for 90 days to cover cancellations, then released automatically without you having to chase it. Currency of your choice: EUR, AED or MAD.

Do I need a professional licence to take part?

It depends on your country and how regularly you introduce buyers. In France, the Hoguet Act requires a carte T as soon as introductions become habitual, even as a secondary activity. This programme's tier structure exceeds the occasional-introduction threshold from the second deal onwards.

That is why moving to an invoicing structure is a rule of the programme, not an option. If you hold no licence, say so: we look at the right structure before the first file, not after. Country detail is on the legal framework page.

I am a notary, a lawyer or an accountant. Can I take part?

Not for a fee. Your professional conduct rules forbid you from receiving an introduction commission. The only compatible arrangement is unpaid mutual referral: you point clients to me, I point files to you, and no money moves either way.

Say so in the form and I will explain the exact framework.

What stops me from being cut out?

The date of my acknowledgement. You declare a prospect, I answer within 48 working hours: accepted, already known with dated prior evidence, or declined. Without dated prior evidence on my side, the benefit of the doubt is yours.

An accepted prospect stays attributed to you for 12 months, extended by 12 months on every traceable commercial exchange, capped at 24 months. A second purchase by the same client is also owed to you. And I am contractually barred from offering wealth advisory services to your client.

How much of my time does this take?

Declaring a prospect takes two minutes: a name, a contact, an indicative budget, with that person's agreement. Everything after that is on my side. Costed investment file within 72 hours, virtual or on-site viewing, reservation, follow-up through to handover.

You stay in the relationship if you want to, or not at all. Both work.

Is there a volume target or any exclusivity?

No, and no. No minimum, no exclusivity, no obligation to introduce anyone. You may introduce one single person in three years. Either party can leave on 30 days' notice, and prospects already accepted stay protected until the end of their period.

How do I move up the tiers?

Tiers are assessed on a rolling 12-month basis, by number of sales or by cumulative volume. They are not retroactive: the tier you reach applies to prospects accepted afterwards.

I am a licensed broker in Dubai. What changes for me?

The split rises to 50 % and the framework becomes co-brokerage between licensed professionals, the only configuration that raises no question under UAE law. You are no longer introducing, you are sharing fees with a fellow professional.

You need a valid brokerage licence and a broker card. I check every time, which protects you as much as it protects me.

What happens if my client buys, then cancels?

If the cancellation happens before the developer has paid me, there is no commission and therefore no share. If it happens after, the 20 % holdback kept for 90 days exists precisely to absorb that case without my having to ask you for money back.

Can I introduce buyers for Morocco only?

Yes. The two markets are independent and you tick the one or ones that interest you. Morocco covers new build and mandated villas in Casablanca, Tangier and Marrakech, with ticket sizes and a buyer profile that differ from Dubai.

Who is behind this programme?

SWISS PRO 360 REAL ESTATE L.L.C, a real estate brokerage registered in Dubai, licence no. 1537642 issued by the Department of Economy and Tourism, Dubai, valid until 5 August 2027. Registered manager: Jean-Luc Czech.

Can I promise my client a return?

No, and that is a clause in the contract. No promise of yield, resale, capital gain or residency. Not by you, not by me. That is what protects your liability, and it is also what separates this programme from the schemes that circulate around Dubai property.

What happens to my client after the sale?

They stay yours. I am contractually barred from offering them wealth advice, life insurance or any service that competes with yours. My scope ends at the property transaction and its follow-up through to handover.

What do you do with my data?

Your application is stored in a database hosted in the European Union, Stockholm region, and is used only to review your file and reply to you. No resale, no transfer to third parties, no marketing unrelated to this programme.
